Unmatched Value in Coastal Living!
The Cypress Landing HOA, Golf Course and Marina are all community owned and organized as separate non-profit corporations.
Are you considering purchasing property in a community or development with a Home Owners Association (HOA) or Property Owners Association (POA)? Before making a purchase, it’s critical that you understand the fees they impose and their financial reserves to verify they will deliver the value you expect.
Some associations have annual fees of thousands of dollars. Others, due to poor financial management, have a history of “surprise” assessments on owners for even routine maintenance expenses. Many associations quote low annual dues but have add-on fees for every little amenity or activity that renders real value comparisons difficult. Or the developer retains majority votes in HOA financial decisions.
Cypress Landing offers a community that is financially strong, well managed, and delivers outstanding value for the cost. We are also “high and dry” in the face of storms with no required flood insurance.
What is covered in annual HOA dues?
Our amenities and all community assets are 100% owned and managed by property owners. We are non-profit so none of your fees are going into some developer’s profit mark-up. There are no additional fees for pools, fitness center, tennis center, club house, members bar, etc. One low annual HOA fee includes all that! Our HOA financial reserves at nearly one million dollars are rated “strong” by Community Associations Institutes, an organization that works with home owner associations across the U.S. And there has never been a “Special Assessment” necessary.
Annual dues include all amenities except the golf course and marina. (Includes: Bay Club, the Iris members-only lounge, 3 pools, Fitness Center, Tennis Center, expansive common areas & ponds, landscaping, nature trail, use of kayak & trailer storage areas, meeting and event spaces, social & cultural events.)
- No Assessments—ever. No debt. No delinquent dues.
- Our owners enjoy .73% property tax ($2550/yr on $350K property) covering property, fire and EMS taxes.
- Stable full time community association management staff of three.
- Operating budget ~ $1,635,634. Annual audits performed by independent CPA firm.
- Reserves in excess of $3.4M.
- Active Board of Directors elected by owners. Strong Finance Committee.
- Many of our 713 property owners volunteer within the community, keeping costs low.
