Message from the Cypress Landing Master Homeowners
Association Board
Subject: 2007 Community Survey
Attached are the results of the 2007 Community Survey
which the Board and the Long Range Planning Committee committed to share
our prior meetings regarding the survey. A hard copy of the Community
Survey is also available for review in the Community Association
Manager’s office.
Before we address our conclusions and future plans, we
want to thank the Long Range Planning Committee for its efforts in
developing the Bay Club Options Report and for preparing and conducting
the survey. We particularly want to acknowledge the work of Larry
Howard, Dick Jenkins, and Harry Wheaton for the many hours they
contributed to this effort.
In response to concerns raised by some residents, who
did not exercise the option to provide two responses per household, we
have counted those single responses as two individual responses. The
Board is satisfied that the treatment of the single household responses
and the 50% response from homeowners and property owners do provide us
with a good “sense of the community” regarding our amenities,
particularly the Bay Club. We want to reiterate that the survey is not
a vote for or against any specific initiative or project, but it does
give the Board a perspective on matters of most interest to the
community.
The Board has reviewed the survey responses and the
specific comments provided by many who participated in the survey. At
some risk of over generalization, we feel the survey tells us the
following:
1.
The Bay Club is considered a valuable asset by and to the
community. Equally important, the activities conducted at the Bay Club
are highly regarded by the community.
2.
Maintenance of the Bay Club and other amenities has broad and
strong support in the community.
3.
Maintenance of the appearance of the community is very important.
4.
Over-crowding at the Bay Club is not a major concern at this
time.
5.
Conducting large group functions at off-site facilities is an
acceptable alternative to use of the Bay Club.
6. There is not sufficient
support across the community to undertake any major program to expand or
significantly alter the Bay Club at this time.
7.
There is broad support and interest in making improvements to the
Bay Club that would enhance handicap access, would upgrade the food
handling and preparation facilities, and would improve the acoustics and
line-of-sight within the main room.
With these results in mind, the Board has decided on
the following plan of action:
1.
Discontinue consideration of expanding the Bay Club at this time.
2.
Explore incremental, phased and functional modifications within
the existing Bay Club footprint to address the need for improved access,
food handling and preparation facilities, and acoustics and line-of
sight in the main room. Report the results of these exploratory efforts
to the community prior to undertaking any modifications.
3.
Continue efforts to improve the appearance and safety/security of
the community.
4.
Continue to improve the existing processes for gathering
information from homeowners and property owners and to strengthen
two-way communications between the Board and the community.
5.
Complete the efforts undertaken by the Ad Hoc Funding Committee
to identify alternatives for funding future major projects.
Following the Board Meeting on April 24 at the Bay
Club, there will be a question and answer session regarding the results
of the survey. All Association members are invited to participate in
this session. If there are too many attendees to be accommodated on
April 24, a second question and answer session will be scheduled.
