CYPRESS LANDING MARINA
Rules and Regulations Updated 4.9.2008

1.      The Marina office is located on the lower level of the Bay Club.  All boats in the Marina must be registered at the office and comply with the Rules and Regulations of the Cypress Landing Marina.  A Dock master is available during posted office hours.
 
2.      Only pleasure boats, in good condition, shall be admitted to berthing areas.
 
3.      Refuse shall not be thrown overboard.  Garbage shall be deposited in dumpster containers located in the enclosed area of the parking lot.  No person shall discharge oil, spirits, flammable liquid or bilge waste into the Marina waters or the dumpster.
 
4.      Noise shall be kept to a minimum at all times.  Lessees shall use discretion in operating engines, generators, radios and television sets.
 
5.      Advertising or soliciting shall not be permitted on any boat within the Marina.
 
6.      Swimming or diving shall not be permitted from the docks, finger piers or boats moored in the marina.  Cleaning of fish, crabs or other marine life and the suspension of crab pots are not permitted on the main docks or finger piers.
 
7.      Boat owners shall not store supplies, materials, accessories or debris on walkways and shall not construct thereon any lockers, chests, cabinets, gang planks/ladders or similar structures.  Painting, scraping or repairing of gear is not permitted on the docks or finger piers.
 
8.      Subleasing of slips or the unauthorized transfer of boats between slips from one slip to another is not allowed.  Owner agrees that in case of emergency or severe weather, Marina personnel may move the boat temporarily from one leased space to another, in order to prevent damage to the boat or marina.
 
9.      The “fifteen (15) minute parking only” designation is to be adhered to by all.
 
10.  Owners are required to carry full coverage insurance on their boats in accordance with the requirements of the Marina Lease Agreement.  A copy of current insurance is required to be kept on file at the Marina office.
 
11.  Restrooms and shower facilities are available for use. After hours access will be by key issued to the marina slip user. 
 
12.  Use of the Pump-out Station is available to all boaters.  Users must follow the posted procedures while using the pump-out equipment.  Contact the Dock Master for assistance.
 
13.  All electrical hookups must comply with applicable codes, using marine quality cables and connectors.  Only UL approved marine quality 30A or 50A cables may be connected while unattended.

·         The use of adapters from the 30A marine outlet to a standard 110V outlet are only permitted for temporary connections and may not be plugged in while unattended.

·         Extension cords from the 15 amp GFI 110V outlet on the electrical pedestals are meant for temporary convenience and should not be left plugged in while unattended.  These cords must be UL approved for outdoor/marine applications.
 
·         All heaters used during winter months should be marine quality, thermostatically controlled and set no higher than 55° F.

·         If A/C devices are left on overnight, they should be set no lower than 80° F.
 
14.        Water hoses being used must be equipped with washers in good condition, so as not to leak. Backflow valves are not to be removed.
 
15.  All dock carts must be returned to the designated location and not remain on any part of the dock, walkways or finger piers.
 
16.  Non resident slip owners are not authorized to use other Cypress Landing amenities.
 
17.  There shall be NO open fires, grilling of any kind on any boat, finger piers or dock walkways. Laundry shall not be hung on boats, docks or finger piers in the marina.
 
18.  Live-aboards are not permitted at anytime in the Marina. Visiting boats are allowed docking privileges in accordance with the published visiting boat policy.
 
19.  During hurricane and severe storm conditions boat owners are expected to observe the Cypress Landing Hurricane Storm Action Plan.
 
20.  Contractors must check in with the Dock master prior to commencing work on marina boats and must be covered by at least one million Dollars ($1,000,000) of liability insurance.

21.  Pets shall be kept on a leash at all times while on Marina property.  Owners are expected to clean up after their pets.
 
22.  All boat owners are requested to advise the Dock master if their boat is going to be out of the slip for extended periods including overnights.
 
23.  Members are encouraged to file a “Float Plan” with the dock master if they will be away form the marina overnight.
 
24. Children under 16 years of age must be accompanied by a property owner at
all times while on the docks and finger piers.
 
25. It is understood that these Rules and Regulations apply to the boat owner, his or her immediate family and their guests.
 
26. To facilitate the lease agreement which requires all lease re-sales be offered to Cypress Landing property owners for 30 days before a leaseholder is permitted to sell outside the community, the Marina office will maintain a “waiting list” for property owners who are interested in purchasing a slip.  The list will be maintained as a convenience for potential buyers and sellers, but placement on the list does not imply a priority status for the next available slip.  When a slip is made available for sale, the seller will have the option to notify and enter into negotiations with any or all of the Cypress Landing property owners on the list.  Any negotiations shall remain between the buyer and seller.
