Assessments:
· As of 4/15/08 1
Un-occupied assessment remains delinquent for a total of $588.63 to
include admin fees and interest charges. A lien warning letter has been
mailed. Lot owner has contacted office and check is in the mail. If
payment not rec’d by 4-30-08, lien will be filed.
Wetland Maintenance:
CAM in process of contacting 14 lot owners to discuss DWQ meeting as
well as rescheduling maintenance to fall 2008 to pursue “pre-existing”
usage approval. Also, the B&G and CAM will organize an information
session for all lot owners that may have Buffer Zones on their property.
Cypress Landing Trademark:
Post extensive research by the Marketing Committee and CAM, the Board
agreed not to pursue renewing the Cypress Landing Trademark for the
following reasons:
1) ‘prior use’ of a symbol or Logo precluded anyone from keeping us from
using it and, since we had incontrovertible proof that CL as an entity,
corporately, used the Iris logo continuously, there does not appear to
be any way for anyone to deny us the use of same.
2) The issue of misuse, by others, does not appear to be a
problem, nor would it be cost effective to pursue legal action.
Insurance Loss Control Inspection:
On February 26, our Cincinnati Loss Control Consultant inspected the
community and noted 4 items that needed attention, the main focus being
on sidewalk repair as a result of tree roots.
On April 16, 17 the B&G will be repairing 18 sections of sidewalk.
Community Projects:
1) Bay Club Walkway Lighting: Quote received from Lighting by Design in
the amount of 4386.44. CAM compared component and labor prices with 2
other vendors as well as website, Lighting by Design is competitive in
all areas. Recommend approving project. Funding will come from Major
Maintenance fund.
2) Bay Club Lower Level Refurbishment:
- Carpet replacement: BCOC and CAM recommends Chubby’s
Carpet to remove and install carpeting to match that of upper level.
Project cost: $3794.61. Funding available from Capital Reserves per
Finance Committee.
- Stripping of Wallpaper and finishing walls for
painting: Recommend approving $1500 for entire project to be added
to Exterior Painting contract. Funds available in operating budget.
Volunteers will be solicited for painting of walls.
3) Bay Club Exterior Painting is underway. Funding is in budgeted
in operating budget.
4) Spring Cleaning initiative has been communication to community.
