The meeting was called to order at 3:00 P.M. by Chair, John Reiner
The December 10, 2008, committee minutes were accepted as posted.
New members of the committee were introduced: Greg Cole, Dave DeMartini,
Bill Peters, and Tom Quamstrom.
Financial Report:
Tom Graham reported that, at the end of December 2008, we were
$24,050.01 under budget. Future concerns are the 2009
increases in electricity (9.8%) and water (10%). We were $5615
under budget for electricity in 2008 so we should be able to absorb the
increase in 2009, but the water bills were already over budget 19% in
November 2008, and 15% in December 2008.
Old Business:
Dave Wheelock reported on the meeting with Buddy Brickhouse of
Landscaping Unlimited. The meeting was a result of concern about
the sizeable additional cost of maintaining areas of trees and shrubs
planted in 2008. While the issue of maintenance costs was raised
during discussion of the proposed additional plantings, B&G did not do
sufficient research in obtaining an estimate of the additional
cost. The meeting went well. Buddy Brickhouse explained how he arrives
at his basic cost of $25.00/hour. Rolf Andersen stated that Buddy
has a computerized log of areas in Cypress Landing that indicates what
is done in the area, cost associated with the area, etc. Buddy is
willing to share that information. Buddy had some concerns about the
culvert area behind Kay Graham's house (he could clear that at a cost of
$100-300), the trimming of wax myrtles on common ground on Cypress
Landing Trail, and the pruning of crepe myrtles. Buddy's crew will not
prune above 12 feet. These issues will be discussed when Lyle Carlson
and his group review the landscaping contract. Buddy
informed Rolf that a new license is required for irrigation work over
$2500.00
John Reiner informed the committee of a new "indentation" in the ground
behind his neighbor's house that appears to be a separation in the
24-inch pipe. HML has been out to investigate and will provide an
estimate to replace the 24-inch pipe from the last repair to the pond.
John hopes to receive the estimate in time to request approval of repair
at this coming HOA Board meeting.
ACC/B&G Inspections
John Kovaly reported on two inspections: an initial one on Cypress
Landing Trail and a final inspection on Connecticut. The final
inspection on Connecticut failed; a drain needs to be stabilized and the
HVAC units need to be shielded. Crushed stone is missing from the
driveway on the Cypress Landing Trail site; John will inform the ACC
inspector assigned to that site.
2009 Projects
John Reiner announced the projects planned for this year and the
individual assigned to lead each project. John along with each project
head described what the project involved; committee members were asked
to sign up.

John Reiner will be in charge of dam inspections.
All members are encouraged to participate in scheduled "work parties".
Other Business
John Reiner reported that the HVAC vent cover has not yet been received.
Jim Rudbeck reported that a spindle is missing from the bridge leading
over to the golf course. Jim will notify the HOA Board and it will be up
to it to notify Jim Baran of the Golf Course.
Lyle Carlson asked how to handle confrontations between Landscaping
Unlimited Crew and homeowners, especially when landscaping crews are
pruning shrubbery on common ground next to their property. It was
decided homeowners who have previously confronted crews will be notified
in writing by the HOA office that they are not to interfere with crews
in the future when work is being done on HOA property behind their
homes.
Ron Buzzeo, BOD liaison, announced that the Board is asking each
committee to identify long- range projects. A subcommittee headed
by Charlie Moore will prioritize these projects and then present them to
homeowners/property owners hopefully by the annual meeting. The
Finance Committee will be responsible for identifying the funds to pay
for the selected projects.
Some thoughts from the committee on long-range endeavors:
Storage lot expansion (keep original proposal on list)
Back entrances to Cypress Landing redone to mimic front entrances
Enclose lower porch for additional room
Storage space for Bay Club/B&G items
John requested the committee members bring new proposals/projects to his
attention.
Next meeting will be on Wednesday, February 11 at 3:00 PM in the
Washington Room.
